Kinney Avenue densification continues with proposed zoning amendment

PENTICTON - Kinney Avenue could see further densification if council passes a zoning amendment before council tonight.

An application to have 274 Kinney Avenue rezoned from R2 small lot residential to RM2 low density multiple housing could result in the construction of a three-storey, six-unit townhouse on a property presently containing an older, single family residence.

A technical review has indicated the necessity to relocate the driveway on the property and a new sidewalk constructed along the frontage. Water and sewer upgrades will also be needed, along with seven parking spaces.

A city staff report to come before council this evening, March 20, suggests the amendment be supported as the best use for the land, as the proposal is consistent with the Official Community Plan view for infill residential development that increases housing choice.

The community plan also encourages densification where infrastructure allows it, which is the case for this application.

Council will be presented with the opportunity to review the amendment and give it first reading prior to forwarding it to a public hearing this evening.

Another housing project on Kinney Avenue that began last year added more than 100 apartment units to the street's residential mix.

Construction is nearly complete on Seymour Pacific’s Valleyviews property, located at 175 Kinney Avenue.

That project consists of 119 units in twin, six storey apartment buildings on a 2.3 acre property.
