New subdivision proposed for Rose Hill area in Kamloops

KAMLOOPS - City council will be looking at a proposal to build a new subdivision on Rose Hill Road.

Kamloops-based A&T Project Developments wants to build a 58-lot subdivision, some of which is on agricultural land, south of existing properties on Rose Hill Road. The company has a rezoning application going to council.

The total proposed area to be developed is 30-hectares, with 1.2-hectares designated agricultural land reserve, which means the area is a provincial zone and agricultural is recognized as the priority use and non-agricultural uses are restricted, according to a report prepared by city staff.

If the rezoning application moves forward, the developers would need approval from the provincial government for the rezoning and development of the area.

The proposed single-family residential subdivision would cover two properties at 1725 and 1910 Rose Hill Rd. There are two existing parks in the Rose Hill neighbourhood, mountain bike trails, and nearby schools and shopping amenities in Valleyview and the city centre. The area is currently not serviced by transit.

The developers held two public open houses earlier this year which allowed nearby residents to review the plan and provide input.

“The open houses were well attended and generated a lot of discussion, which primarily focused on traffic impacts, density, and the potential change to the look and feel of the existing neighbourhood,” staff say.

Kamloops city council will hear the full report during tomorrow’s, June 12, regular council meeting.
