Developer plans 'micro-suite' building near Kin Beach in Vernon

VERNON - A lakeside development in Vernon with over a hundred units has been proposed within a stone's throw of Kin Beach.

Kelowna based K West Homes is planning to develop a five-storey micro suite apartment block, featuring 103 units, each measuring just 313 square feet. The building is proposed for a roughly 1.7-acre site at 2555 Lakeshore Rd., just north of Marshall Road across from Kin Beach.

K West Homes owner Kevin Bird says the Vita project is currently waiting for a development permit from the City of Vernon and he hopes if all goes to plan, construction will start next spring with people moving in early 2021.

The apartments may be small at 313 square feet, but Bird, who prefers the term "smart studios" says good design allows for greater use of space, which along with nine-foot ceilings, allows the studio apartments to feel spacious.

The developer behind Kelowna's Cambridge House, which he says sold 192 units in 60 days, is confident smaller sized living will be popular.

"By nature when everybody is doing one thing, I think outside of the box and do something totally different," Bird said.

Bird says he's unable to give a price tag for the apartments and he expects the biggest demographic to be millennials followed by investors and people looking for a holiday home.

Owners will be allowed to rent out the units to vacationers, but for a minimum weeklong stay.

Micro suites come fully furnished and include everything down to a kingsize bed, bedding, towels and even bathrobes. All kitchenware, cutlery, knives and even a vegetable peeler are included - the website lists a full inventory. Bird says the furniture and fixtures will be high end.

Seventy per cent of the units will also come with 84 square foot balconies, and each unit will have a separate storage unit.

The idea is to move into with just your suitcase, Bird said.

Each unit comes with an above-ground parking lot and the building will also boast a swimming pool and pickleball courts.

"Of course the best amenity is right across the street," Bird said, referring to Kin Beach.
