A Coldstream golf course could be yours for $1.7 million

A nine-hole golf course featuring a large house, outdoor pool and restaurant could be yours for under $2 million.

Highlands Golf Short Game Excellence has been listed for sale at 7961 Buchanan Road for $1.7 million.

Realtor Maria Besso with RE/MAX Vernon said the owners decided to sell the property and retire and the pandemic also made it difficult for them to hold events. It has been for sale for the last two years prior to being listed, she said.

A voicemail message at the course said it was closed permanently due to the pandemic.

The property is located on 15.11 acres and includes all facilities, equipment and three buildings including a 2,314 square-foot home with an indoor swimming pool, clubhouse and restaurant, according to the listing.

The C-5, site specific zoning, allows for a golf course, retail sales, a food establishment, an outdoor recreation facility, rentals, repairs and sporting goods and equipment, as well as the house and accessory uses including a shop, Besso said.

Any other uses like a RV park or development would require the District of Coldstream to approve a change in zoning, she said.

“Right now that zoning is C-5 for really what’s there, but definitely it leaves the door wide open for other things. But one of the things is there’s no sewer that runs that far so as far as a developer coming in and building houses, that’s not going to happen,” Besso said.

About three acres of the property is in the Agricultural Land Reserve, and was an apple orchard at one point, so there’s potential for an orchard and “you could grow anything you wanted to and you could get farm water status if you grow something that makes over $2,500 a year of income,” she said.

The clubhouse building has 1,840 square feet, a restaurant with 49 seats and additional 80-seat exterior patio capacity. The equipment shed offers 1,260 square feet of space with all equipment included.

“It’s work and they wanted to pass it along to younger people with more energy and vision,” she said.

“There are also increased costs, times go on and things change and golf courses are expensive,” she said. “They did everything they had to do for the outside… but they couldn’t have events indoors and that does play a role.”

The golf course has been operating in Coldstream for roughly the last 20 years, she said.

Another Coldstream agricultural tourism operation has also been listed for sale recently.

Friesen's Country Tyme Garden is selling for $1.9 million. The property was built in 1971 and sits on 5.2 acres fronting both Kalamalka Road and Mackie Drive.

Realtor Steve Onsorge with Century 21 Executives Realty Ltd said the owners are hoping to retire after 35 years and their decision was not made due to the pandemic.

The iconic Coldstream family farm features a 3,986 square foot home, a cafe, more than an acre of orchards, as well as a bakery, office space, an attached greenhouse and artist’s space.

There is also all the farm machinery to run a small scale agri-business including a new 2020 farm tractor, according to the listing.
