iN PHOTOS: Most expensive home for sale in Canada is in the Okanagan
A national real estate research firm has posted a list of the “most expensive homes for sale in Canada.”
It identifies two $39 million properties in the Lower Mainland as the most expensive, followed by one in Mississauga of $37.5 million and another in Montreal for $35 million.
What it misses is the $45.9 million Waterside Farm in Lake Country listed by Kelowna’s Jane Hoffman Realty. That’s down from its original list price of $55 million.

The main residence is 20,306 square feet with a 4,163 square foot guest wing and a 1,820 square foot caretaker's residence.
“This exquisite estate is positioned on 8.55 acres of waterfront, offering approximately 850 feet of shoreline,” the listing reads. “Luxury at its finest, offering unmatched artistic brilliance, state of the art technology and outstanding attention to details, expertly crafted in 2017 by award-winning Legacy Homeworks.”
In fact, of the 154 listings of $10 million or more in B.C., none of Hoffman’s seven listings above that amount are included. All are in the Central Okanagan.
FaithWilson/Christies also has three listings above $10 million, including the $23.9 million, 306-acre Thomson Flats in Kelowna and 5,925-acre Four Hearts Ranch near 100 Mile House, listed at $23.8 million.

Four Hearts Ranch has four lakes and eight homes, including the main house with seven bedrooms and nine bathrooms covering 10,000 square feet. There’s also things like an equestrian center, aircraft hangar and water treatment plant. It’s a 15-minute drive from 100 Mile House.
Along with Waterside Farm, Hoffman lists 4855 Chute Lake Road and 4895 Frost Road for $18.5 million.

Other properties in her portfolio that exceed $10 million include #1 – 8888 Lakeshore Road in Kelowna for $21 million, 4800 Lakeshore Road in Kelowna for $14 million, #10 – 180 Sheerwater Court in Kelowna for $13 million, 1683 Pritchard Dr. in West Kelowna for $10.9 million and 15686 Whiskey Cove Road in Lake Country for $10.2 million.
There are only three properties in the B.C. Interior that make the Point2 list.
Topping that list is 6950 Lakeshore Road in Kelowna, which is a Point2 Realty listing. It’s named “Lakeside Luxe.”
It’s advertised at $15.6 million with five bedrooms, 12 bathrooms in 12,679 square feet on 3.3 acres.
The listing says it's “carved into the rocky hillside of Kelowna’s Okanagan Mountain” and is described as an engineering marvel that comes with an elevator, pool, beach house and “stunning Japanese-inspired hidden garden.”
“Whether you’re entertaining guests or simply want a quiet space to revel in the natural beauty of the Okanagan, Lakeside Luxe offers unparalleled views, luxury living, and architectural excellence worthy of a standing ovation,” the listing says.
Close behind is a $15.5 million home at 587 and 581 Vancouver Ave. in Penticton listed by Sotheby’s International Realty in Kelowna.
It has a modest three bedrooms and five bathrooms but sprawls over 6,391 square feet along the shores of Okanagan Lake at the foot of the Naramata Bench and was envisioned as a modern castle, the real estate listing says.
It includes an elevator, kitchen with more than $500,000 in technology, hand painted wallpaper and a rotating vehicle display.
The other property on the list is at 4529 Walhachin Rd. near Cache Creek for $13.5 million. It’s listed by B.C. Farm and Ranch Realty Corp. in Abbotsford.
It only has four bedrooms and 3.5 bathrooms in 2,952 square feet but sits on a 509-acre dairy farm with all the requisite barns, buildings and equipment.
The cows and quota “are available at market value."
Looking outside the Interior, here are some of Point2’s most expensive listings in Canada, including some surprising properties.
BRITISH COLUMBIA
At the top of the Points2 list for the entire country, at $39 million each, are two Lower Mainland properties (this statement comes with the caveat that there are a couple of anomalies in the Ontario section noted below).
The first property in the B.C. section is not something people would imaginee as a luxury home.
It’s a three bedroom, two bathroom 1,544 square foot house at 17475 – 18 Ave. in Surrey.
What makes it so pricey is the fact that it sits on 6.14 acres in the Darts Hill area of South Surrey. A city plan allows for a mix of 20-24 townhomes per acre and 10-14 detached residential houses.
It pays farm taxes, has frontage on 18th Avenue and 175th Street and “contains multiple tenanted residences.”
A bit more appropriate to carry the luxury description is a $39 million property at 5462 Stonebridge Dr. in Whistler.
It has six bedrooms and 10 bathrooms over 8,700 square feet on 7.6 acres with more than 3,000 square feet of outdoor decks overlooking Alta Lake.
“Walk through a radiant entryway of blue glass and be greeted by a brilliant spiral floor plan that wraps around the stunning inner courtyard on one side while opening up to the phenomenal all-encompassing views over the lake to the world famous Whistler and Blackcomb slopes on the other,” the listing says.
It has three light tunnels that are art pieces, a wine room, spa, floating staircase and a 40-foot granite fireplace.
From there, prices in B.C. drop off dramatically to $29.9 million for a 3-bedroom, two bathroom, 2,500 square foot house on 124 acres of farmland at 19740 River Road in Richmond.
But it’s a $22.2 million property at 17237 – 20 Ave. in Surrey that is one of the most surprising listings.
It’s a pretty ordinary looking three-bedroom, one bathroom house that the listing shows at 20,000 square feet. The photo that goes with the listing plus B.C. Assessment data shows it to be more in the 2,000 square foot range.
It’s assessed to by B.C. Assessments at $42,040 with the land being worth $8,940 of that.
But, it is on “one of the last five-acre parcels in Surrey” that can be used as a hobby farm until it’s redeveloped, the listing says.
ONTARIO
The Point2 listings for the Ontario section start out with a couple of curious postings.
At the top of that section, at just under $100 million, is a listing that shows a picture of a highrise tower in Windsor then mentions a two bedroom, one bathroom house on a small lot.
There’s also a $60 million, 132-acre parcel of land zoned for residential in Port Colborne, a $51 million, 51 acre farm in Milton suitable for development, as is a similar sized “future development” parcel for $39.5 million in Caledon.
Since such properties seem to be excluded from Point2’s most expensive homes classification, the priciest homes in Ontario start at $37.5 million for a mansion at 2275 Douldon Dr. in Mississauga. It has seven bedrooms and 14 bathrooms spread over 26,000 square feet on two acres of land.
“French palace inspired, built to exacting detail and luxury,” the real estate listing reads. “This family home is ideal for entertaining. Eye catching artistic details are found in every room on the main floor.”
It has Italian marble flooring, curved marble staircases, soaring ceilings in the great hall and family room, indoor swimming pavilion, full nightclub and bar.
It comes with a six-bedroom nanny suite, a professional workout facility and 15-car garage with heated floors.
“You may never need to leave home,” the listing says.
From there, the Ontario prices drop to $30 million for 151 acres in Burlington.
QUEBEC
There’s only one listing shown for Quebec.
That’s a $35 million, eight bedroom, nine full bathrooms (along with six partial bathrooms) mansion at 3165 Place De Ramezay, near Westmount, in Montreal.
There is no square footage listed for the house as a whole but, on the main of three floors (plus a basement) the individual room totals are 3,360 square feet, meaning the entire house could be in the range of 12,000 square feet.
The living room alone is 1,633 square feet and kitchen is 807 square feet.
THE REST OF CANADA
The price of the listings drops dramatically after this, with a $12.7 million posting in Canmore, AB the only one that’s more than $10 million in all of the rest of Canada.
That’s a six bedroom, eight bathroom, 10,000 square foot home at 123 Cairns Landing in a gated community.
Features include totem poles in the great hall, a hidden staircase leading to a stone wine grotto, massive wood-burning stone fireplaces, a two-storey library, a passenger elevator, ‘chauffeur’s’ quarters and a theatre room.
The most expensive home on the East Coast comes in at $7.45 million at 1160 Rockcliffe St. in Halifax.
It’s four bedrooms and five bathrooms spread over 5,550 square feet on about 100 feet of water frontage and includes a boat house.
“With over 5,500 square feet of elegance, this home is perfect for entertaining friends and family yet cozy enough to enjoy those quiet family moments,” the listing reads.
