The Okanagan Valley, located in south-central British Columbia, is a unique region characterized by a hot and dry climate with little rainfall. Despite this lack of precipitation, the region boasts a thriving fruit and wine growing industry, thanks to irrigation that started in the 1930s.

Add the incredible lake views and you have a region that many people dream of living in. However, building a house in this area can pose some challenges, particularly in the alluvial fans and deltas.

Alluvial fans and deltas are formed when sediments carried by water or wind are deposited at the base of a mountain or hill. These sediments consist of gravel, silt, sand, and rocks, and they form a fan or a delta-shaped deposit.

The Okanagan Valley has many alluvial fans and deltas, which were formed by glacial activity when the ice retreated about 10,000 years ago. The soil in these areas is loose and unstable, which can cause problems for home builders during the site preparation phase. The soil may need to be stabilized, which can add significant cost to a building project.

Another challenge of building along the lower levels of the valley is the risk of flooding. Some areas are prone to flooding during heavy rains or snowmelt, which can damage the structure of a property; it’s important to consider flood risk when planning a build.

When You Need Expert Guidance For Site Preparation

When planning a new home build or renovation, it is recommended to consult with a professional excavation company with decades of experience, such as Twincon Enterprises. They will bring in geotechnical engineers if required. This stage in your planning will consider the exact soil conditions on your property and recommend any remediation to take place during your project. This may include stabilizing the soil, building a foundation with proper drainage, and installing flood mitigation measures.

One essential thing you must do when building in the Okanagan, is to follow the municipal and provincial building codes and regulations. These codes are in place to ensure the safety and stability of your new home. Failure to follow these codes can prevent your final building permit approvals, and even expensive structural repairs after you move in. Check that the excavation company you choose to prepare your site is knowledgeable about all local regulations, and available to help with advice.
