Own a new home on this Shuswap golf course for a mere $360,000
The dream of owning a home on a golf course is normally only achievable for a wealthy few.
Sale prices for lots currently on sale at Predator Ridge, for example, start at $569,000 – just for the land – while single-family homes on any golf course in the region can easily cost $1 million or more.
But the rebranding and redevelopment of a golf course near Salmon Arm has lot prices starting at $129,000, going to $149,000 with lake views. Adding a two-bedroom house can put the total cost up to $360,000.
“It has a million-dollar view and you’re getting your own piece of freehold land,” Red Bridge Golf Community sales advisor Chad Carney told iNFOnews.ca. “You can build now or build any time in the future and you can do park model homes. It’s a really neat concept.”
And maintenance fees are a mere $65.44 per month.
Formerly the Club Shuswap 27-hole executive golf course, it is only about one kilometre from Canoe Beach on Shuswap Lake.
It now belongs to Kevin Bird, owner of Kelowna-based K West Homes, and has been rebranded the Red Bridge Golf Community.
There have already been 1,000 people who have registered their interest in buying into the project, Carney said. Actual sales can’t start until a development permit is issued, which he expects to happen any day now.
While the course is old, plans call for it to be redeveloped into a high quality 18-hole course and the driving range will be upgraded into a “golf centre.”
“We will put the clubhouse and restaurant on the ground floor and you can rent private booths, similar to box office booths, with tables and seating on the second and third floors,” Carney said. “That way, you can order restaurant service, hit balls, get drinks, kind of have more of an event out of the practice facilities.”
While the homes are affordable, there is a big difference between the park homes at Red Bridge and many golf course houses that are often in the 2,000 to 3,000 square foot range with four or more bedrooms and numerous bathrooms.
K West is offering two options, one-bedroom homes at 417 square feet and two bedrooms at 536 square feet. That’s close to the maximum size allowed under the zoning but storage sheds for things like golf carts are allowed.
Unlike most park homes that are considered seasonal, these will be built to a higher standard for year-round occupancy, Carney said.
Each lot will be fully serviced with electricity, natural gas, water, sewer and internet. They can be used as RV lots or with the small houses installed.
Most people are more interested in the housing versus the RV option, Carney said.
The lots will be serviced with full 26-foot wide roads with curbs and an onsite caretaker will provide security and snow clearing.

K West has built more than 1,700 homes in the Okanagan, including The Village at Gallagher’s Canyon, Terravita Golf Course Residences at Shannon Lake, Chartwell Adult Community and Spyglass condominiums at Big White.
“Recognizing the rising prices and demand for affordable housing in the Okanagan, K West introduced ‘smart’ studio developments to cater to price-sensitive homebuyers,” the Red Bridge promotional material says.
Those projects include Cambridge House in Kelowna and Vita at Okanagan Landing in Vernon.
A total of 199 lots will be available at Red Bridge in two phases with construction expected to start in the spring.
“Kevin (Bird) really likes creating moments for people on his properties,” Carney said. “I think there will be some really interesting things bringing people together in the community into this one area.”
