First highrise in Kelowna’s Rutland neighbourhood scaled back

What was proposed in 2021 to be Rutland’s first eight-storey highrise building is heading back to Kelowna city council as a six-storey commercial/residential building, which means it's technically no longer a highrise.

An October 2021 application by the Arlington Group called for 91 rental units at 155 and 179 Rutland Rd., just north of Highway 33.

A new proposal from Arlington Group was posted on a City of Kelowna website today, March 1. It calls for 114 rental units in five storeys, one level of underground parking and retail/commercial on the ground floor.

“The six-storey Central project will contribute to the emerging vibrancy in the Rutland downtown core by a remarkable mixed-use development,” a letter accompanying the application says.

The drawings show 40 studio suites, 35 one-bedroom, 29 two-bedroom and 10 three-bedroom units. They’re to be rental units.

The company is applying to reduce the parking requirement for residents to 65 from the required 72, offering to pay cash in lieu for the missing seven spots.

The application is for a rezoning and development permit.
