Another BC Tree Fruits building for sale in Kelowna, this one for $28 million
BC Tree Fruits has been selling off its buildings in Kelowna for the last few years and has now added its plant in the downtown’s North End.
The 195,159 square foot building at 880 Vaughan Ave. sits on 5.16 acres in what has become known as the Brewery District of the city. It is listed by HM Commercial Realty for $28 million.
BC Assessments records the building as a 1948 structure with the land valued at $13.5 million and the building at $7.6 million for a total assessed value of $21.1 million.
It was used for decades for fruit processing but the seller will register a retroactive covenant on the property to prevent any future storage and processing of soft fruit before the deal closes, the listing says.
While the land is zoned industrial, it could be redeveloped for a mix of industrial and residential uses.
It’s a block off Clement Avenue between Richter and Ethel Streets.
HM Commercial also has the listing for a BC Tree Fruits/Growers Supply building and three lots on Sexsmith Road near Highway 97.
Those 13.64 acres and 148,888 square foot building are listed for $33.9 million.

The same realtor negotiated the December 2021 sale of the BC Tree Fruits plant next to the Tolko Mill site to the Mission Group for $23.75 million.

It's a four-acre site with an 89,000 square foot warehouse, part of which is being used as a homeless shelter run by the Gospel Mission.
HM Commercial also handled the sale of BC Tree Fruit’s former head office on Water Street at Queensway across from city hall in 2020 for $7.5 million.
BC Tree Fruits has consolidated its operations to Lake Country with its main processing plant now in Oliver.

If the two properties now on the market sell for their asking price, the total for the four properties will be $98.25 million.
