iN PHOTOS: Want a Kelowna condo with a view? This is what it will cost you
The old adage in the real estate game is that it’s all about location, location, location.
In the Kelowna condo market, the prime locations come with spectacular lakefront and cityscape views.
“Anything with a view commands a higher per-square-foot price than something without a view,” Terese Cairns, a real estate advisor with Faith Wilson/Christie's International Real Estate, told iNFOnews.ca.
The higher the floor the unit is on, the more likely it’s going to fetch a higher price, but other factors come into play.
“Has the condo been renovated?” Cairns said. “What is the square footage? It depends very much on the building and on the unit itself.”
You be the judge.
Here are four high-end condos for sale right now in Kelowna highrises that range in price from $800,000 to $2.4 million.
The most expensive one, a 4,000-square-foot penthouse in the Centuria highrise, well back from Okanagan Lake, is actually the cheapest when it comes to cost per square foot at $600 per square foot.
“That’s a much older development,” Cairns said. “It’s a much older building. Everything’s kind of dated in there.”
Still, the 17th floor penthouse has great views.
It’s 4,011 square feet with three bedrooms, four bathrooms and four parking stalls.
“This exquisite unit on the 17th and top floor offers luxurious privacy, large interior and exterior living space to entertain or for the family and many indulgences you would expect in a penthouse,” the listing reads. “Found throughout are custom copper inset ceilings, hardwood floors, and an entire unit connected audio/entertainment system.”
It includes a natural gas fireplace, two sub-zero wine fridges, two wall ovens, two “very large his and hers walk-in closets and spacious ensuite with a nickel copper soaker tub with views of the city and a large stream shower” in the master bedroom.
It’s listed for $2,388,000. The listing and more photos can be seen here.
Also listed by Faith Wilson/Christie's International Real Estate is the lowest priced of the four condos at $799,900.
It’s on the eighth floor of The Lofts on Ellis Street in downtown Kelowna.
It’s small, at 1,205 square feet, so it comes in as pricier than the Centuria penthouse at $664 per square foot.
It has two bedrooms and two bathrooms.
“You’ll love the open concept layout with 11-foot ceilings and floor to ceiling windows with amazing lake views from all rooms,” the listing reads. “Step into your well laid out kitchen with no wasted space.”
It comes with an “ambient fireplace,” large deck with gas barbecue and permission to keep two cats, but no dogs.

Further down Ellis Street is a listing by the Justin O'Connor Group/Sothebys Realty in the Ella. It's a two bedroom, 2.5 bathroom plus den executive home covering 1,377 square feet on the $15th floor for $1,175,000.
“Enjoy stunning lake, city and mountain views from this 15th floor southwest facing corner suite,” the listing reads. “Soak in the expansive views from inside or outside on the 223 square food covered balcony – perfect to enjoy a glass of wine or morning coffee.”
The kitchen comes with “modern waterfall edge quartz counters,” a Fisher-Paykel integrated fridge and five-burner gas stove.
It has two parking stalls, a concierge in the lobby and allows non-aggressive pets.
It works out to $853 per square foot.
Between these two highrises geographically but not price-wise, is a suite in The Madison listed by the Geen and Byrne Real Estate Team.
At $1,799,000 for 1,900 square feet on the 11th floor, it comes in at a whopping $947 per square foot.
“Superb downtown lakeview living on one of the upper floors of Kelowna’s prestigious Madison building,” the listing reads. “Quality finishings throughout including marble entry and bathroom counters, hardwood flooring, designer kitchen and oversize windows.”
It has two bedrooms plus a den, 2.5 bathrooms and high ceilings, designer kitchen and a southwest facing deck, the listing says.
While these condos are on the resale market, the really expensive units are in new buildings, such as One Water Street.
One listing, by Sotheby's International Realty is for a 2,580 square foot unit on the 27th floor comes at a cost of $3,149,000, or $1,220 per square foot. The same firm has a second listing for a “gorgeous sub-penthouse” on the floor above that is listed at $1,869,000 for 1,390 square feet, which works out to $1,345 per square foot.
Of course, topping that is the 4,500 square foot penthouse that takes up the entire 36th floor of One Water Street, the highest condo – or any other room – in the city. At an asking price of $10 million, that works out to $2,222 square feet.

That penthouse is an unfinished shell that could take another $2 million for the prospective owner to put their special touch on it. That would boost it to $2,666 per square foot.
