The Ponderosa housing development with a nine-hole golf course in Peachland got first reading approval from district council this week and the proposal will go to a public information session on May 6.

Plans for the massive development that was to include 2,100 homes, a championship 18-hole golf course designed by Greg Norman and a commercial centre has been in the works for more than a decade.

Over the past two years Peachland staff have been working with Romspen Investment Corp. on a phasing plan. Toronto-based Romspen is one of Canada's largest private mortgage lenders and the owner of some of the properties in the proposed project.

The plan will allow for the construction of 445 homes and nine holes of “high caliber” golf on the site.

The proposed course was designed by golf course architect Les Furber and GDS Designs, who also designed Predator Ridge in Vernon, along with The Pinnacle Course at Gallaghers Canyon and Kelowna Springs.

According to detailed designs in a Sept. 27, 2022, presentation to Peachland council, it will be a 2,500 yard, nine hole, par 33 golf course with “spectacular panoramic views of Okanagan Lake.”

The housing will range from single-family homes to townhouses, and there will be a number of trails built through the development.

Darin Schaal, Peachland's director of planning and development service, told iNFOnews.ca his staff are working with six or seven owners of other properties in the area but those plans are not as fully advanced.

Schaal refers to the area to be developed as the Southern Golf Course lands. The golf course needs to be completed by November of 2025, so the clock is ticking.

Following the information session on May 6, the proposal will go back to Peachland council for second reading. A public hearing will follow at a later date.
